Fire Performance of Light Steel Frame Houses: What to Ask

Release time:2026-11-03 14:50:00 | Views:

In short: steel does not burn, but a light steel frame house still has to resist fire, and the resistance comes almost entirely from what is built around the frame. The lining boards, cavity barriers and penetration seals set the rating — not the steel itself. Buyers should ask for the element-by-element rating and the test evidence behind it, not a single headline number.

What “fire rated” actually refers to

Fire resistance is expressed as a time — 30, 60 or 90 minutes — during which a building element keeps three things: stability (it does not collapse), integrity (flames and hot gas do not pass through), and insulation (the unexposed face stays below the temperature limit). Those three criteria are tested together on a full assembly, so a rating belongs to a wall or floor build-up, never to a bare frame.

Which details set the rating

  • Lining boards. The number of layers, thickness and type of board on the fire side is the dominant factor. One layer of standard board and two layers of fire-rated board can be the difference between 30 and 60 minutes.
  • Cavity barriers. In a steel-framed wall, the cavity between lining and sheathing can act as a chimney. Barriers at floor levels and at compartment edges stop vertical spread.
  • Penetrations. Sockets, pipes and ducts passing through a rated wall must be sealed with a tested system. An unsealed 50 mm hole can cancel the rating of an otherwise compliant wall.
  • Steel protection where exposed. If a beam or column is left visible, it needs board, spray or intumescent protection calculated for its section factor.

Light gauge sections are thin, so they heat quickly when unprotected. That is not a defect — it is exactly why the lining specification is not a place to substitute materials on site.

Typical ratings by element

ElementCommon targetWhere it usually applies
External wall30–60 minSet by distance to the boundary or neighbouring building
Party or separating wall60–90 minBetween dwellings, or between a dwelling and a garage
Floor between storeys30–60 minTwo-storey and three-storey houses
RoofOften unratedUnless the roof is close to a boundary or used as a means of escape

These are typical ranges, not a substitute for the local building code. The applicable rating depends on occupancy, height, boundary distance and escape routes in the country of installation.

Documentation to request

  1. The element build-up in writing: board type, layers, fixings, cavity barrier positions.
  2. The test or assessment report the rating is based on, with the standard reference (for example EN 13501-2, ASTM E119 or BS 476-22) and the tested assembly.
  3. A statement of what changes are permitted without re-testing — this is where site substitutions usually go wrong.
  4. The penetration sealing schedule, so the electrician does not improvise.

Questions worth asking a supplier

“Which standard was the assembly tested to, and can I see the report?” “Does the rating apply with the cladding I have chosen?” “How are service penetrations sealed, and who inspects them?” A supplier who can answer these three quickly is working from a tested system rather than a brochure claim.

Quick answers

Is a steel frame house safer or less safe than timber in a fire?

Neither material is combustible in the same way, and both rely on the lining for resistance. Steel does not add fuel to the fire; timber chars and can contribute to it. The assembly and the detailing decide the outcome, not the framing material alone.

Does the steel need painting with fire-retardant coating?

Only where a structural member is left exposed. Concealed frames inside a lined wall or floor do not normally need intumescent coating, because the lining provides the protection.

Can I add a window to a rated wall later?

Yes, if the opening is designed and the surrounding lining and cavity barriers are reinstated to the tested detail. Cutting an opening without reinstating the protection is the most common way a rating is lost.

Next step: tell us the country of installation and the required rating, and our engineering team will return the matching wall and floor build-ups with the supporting documentation.
